Preparing your house for photography

Pritchard & Company offer you a brief overview with tips on preparing your house for photography ready for an autumn sale. In order to attract the right type of buyer for your property, it is important that it is presented in such a way as to attract buyers. Making your home look its very best really can add value. We only use high quality professional photographers to present a property to its full potential.

Internally:

  • Ensure kitchen surfaces are clutter free. Put away as much as possible. Clear the tops of cupboards.
  • Clean and polish the kitchen surfaces, add bright fresh flowers, a nice plant or a full and inviting bowl of fruit.
  • Tidy away pet items, including beds and bowls, as well as children’s toys.
  • Hide any photographs, valuables or sensitive paperwork you do not wish to show.
  • Maximise use of natural light.
  • Plump up the sofa cushions or replace with bright new ones.
  • De-clutter all rooms including bedrooms with lots of personal items, this can detract from potential buyers imagining living in the house.
  • Get an open fire laid ready to be lit.
  • Clear bottles, towels, mats, toilet brush and any children’s toys from bathrooms, as well as any cleaning products.
  • A home office space is a bonus but ensure it is neat and free of clutter, files and paperwork.
  • Keep windows closed for the photography but open blinds and curtains.

Externally:

  • Move any cars from the driveway to get a clear overall shot of the property, as well as any rubbish or recycling bins.
  • Take covers off outdoor furniture and set out with cushions and flowers or a stylish magazine on the table.
  • Clear the garden of clutter front and back.
  • Ensure the washing line is out of sight or down and covered.
  • Tidy the garden by mowing the lawn, weeding the beds and tubs and pruning back any overgrown shrubs and hedges.

It will be worth spending the time preparing before the photographer’s visit to make the house as photogenic as possible, as they will not be moving items themselves while we are all still living with Covid.
