Looking Back on 2020

According to Robert Pritchard founder of Pritchard & Company 2020 turned out to be a bumper year for sales across the region despite the market being closed for the early part of the spring. Appetite for properties across all price points driven by the desire for more space and access to countryside became a priority.

Indeed, the firm achieved a staggering 99.3% of average Guide prices throughout 2020 demonstrating the ability to accurately advise on recommended Guide prices aligned to an effective marketing campaign.

Unusually 2020 saw the firm offer a trio of individual building plots across the region, allowing the opportunity for the purchasers to combine building with the latest materials and technology to create homes of outstanding beauty and comfort.

Launched in June to considerable interest at a sale price in excess of £325,000 a rarely available site with full planning consent in a tranquil spot at the edge of the delightful village of Lower Oddington, sold by Final and Best offers following considerable interest from local and London based buyers.

In Warwickshire, Tattlebank House in the sought after village of Claverdon, provided an outstanding opportunity to purchase a traditional farmhouse with the valuable benefit of planning permission by renowned Yiangou Architects, selling off market for the Guide price of £1,750,000.

In Ditchford on Fosse north of Moreton in Marsh and close to the county boundary, a third of an acre site in open countryside with fine views over the valley provided an excellent opportunity to build a country house combining traditional and contemporary styling, selling close to the Guide price of £535,000 and was quickly snapped up by a London based buyer looking for a weekend retreat.

Sales of properties off market without the need for any marketing featured strongly with the pandemic turning out to be a catalyst for both buyer and seller to advance their plans.

The firm also reports an increase in buyers from London on the back of people spending more time working from home and less in the office. In particular the North Cotswolds have proven to be especially attractive for its famed vernacular architecture and amenity lifestyle.

Consequently Pritchard & Company anticipates continued demand for quality properties in 2021 on the back of increasing consumer confidence and strong market fundamentals. The firm offer a quality service with unrivalled experience of the local and regional property market spanning the North Cotswolds and the adjacent counties.
