THE PLOT

The land originally formed part of the Wyck Hill House estate, a late 19th Century country mansion built for Anna Stratford nee Overbury of Barton on the Heath by her father as a wedding present, which has now been converted to Wyck Hill House Hotel.

The plot must be one of the most special sites in Gloucestershire situated in open countryside off the A424 Burford to Stow on the Wold road. Being an elevated position with a north westerly aspect, the outlook over surrounding countryside towards Bourton Vale falling gently away from the site is quite exceptional and rarely available. The proposed design incorporates the difference in level to ensure the house sits comfortably into its context.

Implementation of the planning consent will transform the former orchard site into a magnificent Cotswold stone country house. The dwelling will be a five bedroom family house, together with garaging, storage and a guest suite. Adjoining permanent pasture and woodland, mainly comprising ancient and semi natural woodland, well stocked with a mixture of broadleaf and conifer species, is available by separate negotiation. In spring there is a fine display of bluebells and other wild flowers typical of ancient woodland. The whole site is a haven for wildlife.

The plot is approached passing Wyck Hill Lodge just under a quarter of a mile down a privately owned track passing woodland and permanent pasture with glimpsing views.

The house takes the form of three built elements;
1. A main house which contains the main entrance, main reception rooms and a study together with three bedrooms at first floor and two further bedrooms within the attic.
2. A single storey kitchen wing linked to the main house via a glazed ante space/breakfast room. This wing takes the form of a stone barn open to the roof within the kitchen and sitting areas. The family sitting area is formed at a lower level to respond to the natural ground level.
3. A two storey garage/guest suite, this element is partially cut into the slope, so it appears to be a single store field barn on its east side while the higher western side will create a sense of enclosure within the private courtyard.

Outside spaces are separately defined between arrival and private areas with the creation of an enclosed private parking courtyard. A series of defined outside terraces and garden areas on the south, west and east sides of the dwelling form a set of sunny sitting out spaces.

The architect’s objective has been to produce a dwelling that resembles the scale and appearance of a rural farmstead by forming a main ‘farmhouse’ element and related ‘outbuildings’. The main house lies within the heart of the scheme while its outbuildings enclose a yard and create a low key agricultural outer appearance.

The scale and character of the main house echoes similar large houses in this area, for example, Wyck Hill House Hotel and Fosse Manor Hotel. The two outbuildings are kept simple and agricultural in appearance. Natural stone is proposed to ensure the building fits into the Cotswold context. The house has simple stone detailing while oak lintels and glazed screens are used within the barn elements to acknowledge their agricultural character. Finials announce the main entrance and the apex of the staircase to act as focal points. Reconstituted roofing is proposed on the house and kitchen wing, with slate on the garage barn. Windows and doors will be timber.
