Tim Williams

Tim has been working in the building industry for over 35 years principally managing his own building company and specialises in overseeing alterations, renovations and maintenance of Listed and period residential properties. Projects varied from minor repairs to contracts in excess of £1,000,000, spanning the North Cotswolds, South Warwickshire and South Worcestershire, and involved the use of artisan trades and the finest materials.

Timothy Tose

Timothy qualified as a Chartered Surveyor in 1991 and has been working as Consultant Project Manager and Quantity Surveyor for over 33 years on projects all over the UK. His experience covers the new build, refurbishment and maintenance of pubs, hotels, restaurants, offices and houses. He has refurbished many traditional pubs, hotels and houses in the West Midlands and the Cotswolds, including his own Grade II Listed Cotswold house. His expertise is managing the cost of projects and supervising the building works.

On appointment we will operate as the client’s representative, not as part of the consultants team (architect, structural engineer, interior designer, landscape architect etc). We will have authority to issue instructions and review progress (representing the client) while still allowing the consultants team direct access to the client.

Project Management Services

  • Helping the client develop the initial brief
  • Overall responsibility for overseeing a building project from start to finish
  • Guidance on selection and appointment of the consultants team
  • Collaborating with the consultants team to determine design/specifications of the project
  • Where consultants are not engaged, prepare a schedule of the works to be undertaken
  • Liaise with designers to ensure required planning approval, building regulation approval, licences from appropriate statutory and local authorities are applied for
  • Ensure adherence to all health and safety standards and report issues
  • Advise on the selection of building contractor/specialists
  • Arrange the implementation of a formal Contract Agreement between client and building contractor
  • Financial and budget management of contractors and specialists including obtaining tenders/prices/negotiation, and validating payments to contractors/specialists
  • Liaise with the appointed contractors/specialists to plan all construction operations and schedule intermediate phases to ensure deadlines can be met
  • Monitor and assess overall client programmes and cost plans (which may include items beyond the scope of the main contract or consultant’s appointments)
  • Report to the client on work progress and budget matters
  • Advise on the transition from construction to occupation


Our professional fees are typically charged at an hourly rate for smaller projects, and as an agreed percentage of the builders cost for larger projects, plus any out of pocket expenses.
